Southern Family Home Builders
Have a home construction-related question? We have the answer. Check out these FAQs and give us a call today for more information!
-
What is the primary difference between your custom home build process and a typical builder's process?
We utilize a collaborative Design-Build approach that integrates the architect, designer, and construction team from day one. This streamlined method ensures your vision is precisely maintained, controls costs early, and significantly reduces construction timelines and unexpected changes.
-
Are you licensed and insured?
Southern Family Home Builders has the highest level of certifications for a residential home builder in the state of Alabama. All work from start to finish is fully insured for your protection and satisfaction.
-
Can I see a portfolio of your work, particularly projects similar to my vision (e.g., luxury additions, whole-home remodels)?
Absolutely. Our various social platforms (Facebook, Instagram, LinkedIn) showcase a range of projects from custom estates to high-end remodels. We are also happy to arrange a private tour of a completed or in-progress project for qualified clients.
-
How much does a custom home or a luxury addition typically cost per square foot?
Cost per square foot varies widely based on design complexity, material selections (e.g., imported stone, smart home technology), and site conditions. We prefer to work backward from your target budget to ensure the design and scope align with your financial goals from the start.
-
Do you provide a free estimate, or do I need a Design Agreement to receive a detailed quote?
We provide a free, high-level cost range during the initial consultation. To provide a guaranteed, detailed proposal, we move into a paid Pre-Construction or Design Agreement phase, which covers architectural plans, engineering, and final material sourcing.
-
Am I allowed to make changes during construction, and how is that handled?
We want the final product to be what you dream, not us. The budget plays a major role in this; as such, we discuss the cost implications of changes before the work is performed.
-
What is the typical timeline for a custom home build versus a large-scale remodel/addition?
The actual construction phase of the build can take between 9 and 12 months. Count on our team to handle the pre-construction components such as design, site development, budgeting, financing, etc.
A large-scale remodel or luxury addition typically takes 6 to 12 months, depending on structural complexity and material lead times.
-
What is the very first step I should take? Should I have plans, land, or a lender first?
The ideal first step is to hire a qualified builder. We can help you assess land feasibility, connect you with draftsmen who specialize in your style, and introduce you to preferred construction lenders, ensuring all decisions bring your vision to life.
-
Who will be my primary point of contact during the construction project?
The needs of your project will be equally met with our experienced team. Expect to have a dedicated Project Manager who will be your primary point of contact for any and all needs. They will provide consistent weekly updates, manage the site, and be responsible for all communication and scheduling. ***
-
Can you perform a luxury addition that seamlessly blends with my existing home's architecture?
Yes. Our expertise lies in creating additions that are indistinguishable from the original structure. We meticulously match roofing, exterior finishes, trim, and floor heights to ensure a cohesive and high-end result.
-
What considerations are unique to a second-story addition versus a ground-level expansion?
Second-story additions require structural assessment of the existing foundation and walls, which can add complexity. They also cause temporary disruption, but are often better for maintaining yard space and navigating strict zoning setbacks.
-
Do I need to move out of my home during a major remodel or addition?
For whole-home remodels or significant additions (like a major kitchen renovation), we strongly recommend moving out for safety and efficiency. For smaller projects, we work with you to establish secure zones and minimize disruption. Whichever you decide, our teams will discuss the pros and cons to perform the project the way you prefer.
-
Do you offer a warranty on your custom homes and remodeling work?
Yes, we absolutely have a warranty on our work. That said, our warranty goes beyond the quality of our craft: It’s about Southern Family Home Builder's relationship with the community and our reputation for making this city a bit better every single day.
-
How will my project affect the surrounding neighbors and the neighborhood?
We prioritize community respect. We ensure proper site signage, regular clean-up, designated parking for trades, and strictly adhere to local noise ordinances. We often provide neighbors with a contact card at the start of the project for direct communication.
